We find the tenants - you manage the property

Casual letting is when Quesnel Property Managers Limited finds the owner the right tenant for their property. Once we have found the right tenant they are then handed over to the owner who then managers the property and tenant.

Q... What do we charge the property owner for this service?

A...1 weeks rent including GST.

What do we do for this charge?

1. We appraise the property as to its weekly market rent.
2. The owner firstly signs a casual letting agreement with us.
3. We place a sign to the property if practical.
4. We undertake a property condition report with supporting photos.
5. We contact our ‘tenant’s’ data base for a suitable tenant.
6. We place the property in the ‘To Let’ shop window display.
7. We advertise the property on ‘Trade me’ to lets.
8. We show the property to prospective tenants.
9. We inform the tenant we are not the property managers but a letting agent.
10. We have any prospective tenants fill a detailed tenant application form.
11. We do credit checks on the preferred prospective tenant
12. We follow up on all references, Personal, work, and past landlords.
13. We have our accepted tenant fill out their part of a tenancy agreement.
14. Tenant pays 4 weeks bond, 1 week’s rent in advance, 1 week’s letting fee.
15. We then hand over the tenancy agreement and bond form for you to sign.
16. We then hand over the property condition report and photos to you.
17. We process the bond monies and lodge with the Dept of Housing.
18. We deducted our owner fee and the letting fee from tenant monies received.

The owner fee also covers

Property condition report, all paper advertising, trade-me advertising, credit checks, signage, phone calls and leasing with the owner.

The letting fee paid by the tenant covers

Property viewings, phone calls, vehicle running, admin costs (our time, photo coping, calls, forms, signing tenant up.)
