Property Condition Report

In order to accurately record the condition of your property, at the start of a tenancy we complete a checklist to note down the condition of each room, from ceilings, walls, floors and chattels of the property. A photographic record of the same backs up this report.

Inspections

Oone month after the tenancy starts and then every 4 months after that we organize with the tenant a property inspection. A report is sent to you and the tenant with our comments of any change in condition of the property. The report covers any maintenance issues that may need attention.

Full Repairs & Maintenance Service

We have the trades’ people to deal with any problems. On identifying a problem, we would have the job priced and if the works are over your pre-agreed value amount, then your approval for any works will be sought. Only then will the works be carried out with minimum disruption to the tenant.

In the case of an emergency, i.e., (a blown hot water cylinder or a bad leak in a storm) we get the work done so as to minimize damage to your property and minimize disruption to the tenant.

Reporting - Communication

The Property Manager is responsible for your property, ensuring regular reporting on all matters concerning your property. You will receive an itemized monthly statements of rents received, any maintenance paid for over that period and the amount of monies credited to your account.

An annual reconciliation statement for IRD / accounting purposes is also forwarded to you for each property we manage.

Privacy Statement

Unless you specifically give your consent we will not release your name or other details to any 3rd other party. All information gathered and used by Quesnel Property Managers Limited will not identify individuals or their contact details are confidential.
