About tenants

Qualifying

We want the best suited tenant for your property – this may take a little longer, but will ensure your property is looked after. No system is 100% perfect; however, our qualifying criteria and verification of the applicant's details and our "gut feeling" will go a long way to creating a sound business relationship with our tenants and ensuring they will be the best suited person for your property.

We ensure that any problem the tenant has regarding the property is addressed immediately. We want happy tenants who will look after your property and know that we do care and make their stay a in your property a pleasant one.

Screening

Each applicant agrees to the following screening process once they have completed the mandatory Tenant Application form.

  • Credit checks.
  • Employment verification.
  • Identification checks (drivers license or passport)
  • Inquiry into their current living arrangements.
  • Current/previous landlord checks

Terms

We do both fixed term and periodic tenancies dependent on what works better for your situation. We will also do casual letting (i.e. no management , just finding a tenant, do all the checks on them as to their suitability for your property then hand them over to you to manage).We ask for the maximum permitted bond of 4 weeks. (Bond is forwarded to and held by The Department of Building & Housing). Once the tenancy is at an end and the tenant has moved out we then organize with the tenant a 'final inspection' of the property and if all is fine only then will we have the tenant to sign the 'bond refund' form. If we are not happy with the presentation or there is some damage that was not evident prior to the tenant move out, we will then have that remedied by the tenant or by our contractor and the cost deducted from the bond monies.

  • We ask for one weeks rent in advance and one weeks rent plus GST letting fee.
  • The successful tenant signs the property inspection report and agrees to the property's condition prior to moving into the property. They then have 14 days from move in date in which to notify Quesnel Property Managers of any other issues they have noticed and want added to the property inspection report.
  • The tenant agrees to quarterly property inspections. The time will be organised with the tenant and a report given to the owner as well as to the tenant. Any change to the property condition will be noted and then remedied.
  • We will suggest to the tenant that they obtain insurance guarding them against any damage to the property caused by them either accidental or through an act deemed to be negligent on their part.

It is vital that as owner you advise your insurance company that the property is to be rented out. You also need to investigate just what type of cover you are getting and what options are available to you.
